What should I expect at a lease signing?

In-Person Lease Signing -  You'll receive a paper copy, have the opportunity to read through and ask any questions. You'll sign the lease and all applicable riders and receive information about how to move-in to your new apartment. 

Online Lease Signing -  You'll receive a link to sign your lease via email. You can read through the lease, ask any questions, and sign via an e-signature. You will then receive move-in instructions after all parties have signed the digital lease. Note that not all landlords offer an online lease signing.

What is included in a NYC lease?

There are many types of leases but the most common leases in NYC are the Real Estate Board of New York (REBNY) and Blumberg leases. 

Riders that are included with the lease:

  • Window Guard Rider - Used if there are children under the ages of 10 or below in the apartment. You have the option of getting the window guards if you don't have children.
  • Lead-based Paint Disclosure - If the building was built before 1978, there may have been lead-based paint in the apartment. If so, it needs to be disclosed to the tenant. You will also receive a copy of the Lead-based Paint Pamphlet.
  • Bedbug Disclosure -  Landlords are required to acknowledge if there was an issue with bedbugs (and on which floor(s)) in the past year.
  • House Rules - Some buildings have additional riders that include house rules and policies.
  • Sprinkler Disclosure - Tenants must be informed if there is a sprinkler system in the building (began in 2014).
  • Pet Rider - In the lease, it will typically state that "no pets are allowed." This will be amended with a Pet Rider. If there is pet rent or an additional deposit, it will appear in this rider.
  • Concession Rider - This is needed when there is a concession being offered, most common being months of free rent.
  • W-9 - For interest on security deposit, which is held in a separate account by the landlord for the duration of the lease term.

What upfront funds are due at lease signing?

First month’s rent, security deposit, and broker fee (if applicable)

Do landlords accept personal checks or cash at the lease signing?

No, landlords require certified funds at the lease signing. Certified checks, cashier’s checks, and/or money orders are all accepted. Moving forward, you are welcome to pay your rent via personal check or online payment. The landlord will let you know how they accept rent payments.
